March Market Update from Boulder County
We’re so very saddened by the tragedy that took place earlier this week in Boulder. Our hearts go out to our fellow neighbors, community members, and friends who were affected by this terrible occurrence in any capacity. We’re confident that our state and our community will prevail through strength and unity.

As always, the real estate market continues to push forward. Spring is typically the strongest season for real estate, and we’re hopeful that the trend will continue.
Boulder County Numbers

Good news – we saw the highest number of new listings in the past week than we’ve seen all year so far! We’re still at 77% of what we were at this time last year as far as new listings go, but it’s progress!

Mortgage Rates
As interest rates have increased slightly, we may see a decrease in demand. Although this small of a rate change does not impact mortgage payments exponentially, part of the large draw to buy was the lowest rates we’ve seen in quite some time.
For months in a row, we’ve had the two largest factors in the real estate market working against each other – supply and demand. If we see a slight decrease in demand, it could give us the step ahead we need to have a decent supply for buyers still looking.

Showings
In terms of scheduled showings, our weekly average is higher than even 2019, our last “normal” reports before COVID-19 hit last March.
Could this be due to buyers having to schedule countless showings before they can land a home? Maybe. It could also be the start of the comeback we have planned for and were confident would happen.
