June Market Update from Boulder County
Happy June! ☀️
2021 is rapidly approaching its second half … has the time flown by for anyone else? Despite some major events earlier in the year, we seem to be steadily trucking along, especially in the real estate world.
As COVID-19 seems to become manageable, we’re seeing sellers become excited about selling again, and buyers are eager to hit up summer open houses and showings!

Boulder County Numbers
New Listings
Boulder County saw 440 new listings in May, compared to 550 in May of 2020. However, that is a number that has more than doubled since the beginning of the year, so we are still on track to a more balanced market!

Average Sale Price
The average sale price for Boulder County was down a bit from $1,165,301 in April to $1,020,416 in May. This is a strong sign that the market is not as tight as before. It’s too soon to tell, but as the market balances we are curious if home prices will begin to stabilize with less competition.

Average Days on Market
Boulder County’s average days on the market have steadily declined since the beginning of the year. This year in May, average was 31 days, just enough time to get an offer accepted and closed, compared to 73 days in May of last year.

Percent of Original List Price
Boulder County homes sold for 107% of the original asking price this year, compared to 97.8% last year.
